No man is an island, but a buyer of this glam penthouse on Roosevelt Island could sure be the king of it.
This $2.4 million property, which listed late last week, is the most expensive home now for sale on Roosevelt Island — a small landmass between Manhattan and Queens, though part of the borough of Manhattan — according to StreetEasy. Moreover, if it sells at ask, it would also mark the priciest sale ever completed on the island.
The most recent sales record there was broken in early 2024, when one of the first families ever to reside on the island sold their co-op of 47 years for $2.09 million.
Located at 415 Main St. within the coveted Riverwalk Court, the three-bedroom, three-bathroom residence spans 1,433 square feet and offers sweeping vistas of Manhattan’s skyline and the East River, all framed by towering floor-to-ceiling windows.
The unit is one of just two three-bedroom offerings on the building’s penthouse level.
Inside, the open-concept design blends a generous living and dining space with a chef’s kitchen featuring granite countertops, high-end appliances and abundant natural light.
The layout includes two ensuite bedrooms among three total — all accented by marble-clad bathrooms, 12-foot ceilings and plentiful storage. Additional perks include an in-unit washer/dryer and a private storage cage.
Riverwalk Court also delivers a suite of upscale amenities: round-the-clock concierge service, a fitness center, a yoga studio, a children’s playroom, an entertainment lounge, and a rooftop terrace showcasing panoramic city and river views.
The listing is represented by Greg Kyroglou of Modern Spaces, who originally brokered the property’s sale to its current owners in 2013 for $1.5 million.
Those owners, previously residents of Long Island City, were drawn to Roosevelt Island’s calmer ambience and proximity to urban life.
“Once they started seeing their options and how unique Roosevelt Island was and how intimate it was and how you walk around and it’s very quiet,” said Kyroglou, it sealed the deal.
Now, the sellers aren’t straying far.
“They’re just downsizing,” Kyroglou added. “They’re actually buying in the building … It’s a three-bed, three bath unit and they’re starting to travel more. So it made sense for them to downsize.”
The penthouse’s $2.4 million price tag reflects its standout features, Kyroglou added.
“Just in terms of size, it is over 1,400 square feet … you have full Manhattan views with the bridge and the trolley, so you see the tram,” he said. “So that’s a very unique setup in terms of the price. And that’s why we kind of priced it aggressively.”
For context, Kyroglou pointed to a neighboring property at 425 Main St., where an 11th-floor unit with 1,280 square feet and two bathrooms is under contract for $2.1 million.
“So if you take that as a comp, we’re actually priced pretty well,” he said.
The listing highlights Roosevelt Island’s appeal as a residential haven that balances seclusion with accessibility.
“It’s a very unique setup where you can be between Manhattan and Queens and kind of get the best of both worlds right there,” Kyroglou said.
